STANDARD FEES
EFFECTIVE 10/03/2015
RESIDENTIAL PURCHASE OR REFINANCE

Settlement Fee: $600.00
Effective October 3, 2015 the new Loan Estimate (LE) and Closing Disclosure (CD) rules go into effect.  All settlement charges, including title exam charges, lenders title insurance charges and related costs will be in a new section of the disclosure marked “Services Borrower Did Shop For”.  Our “Settlement Fee” includes all costs and fees that are associated with our representation of the lender, as follows: attorney fees, commitment fees, courier/overnight delivery fees, post-closing fees, etc.  The Title Examination Fee will be separate.

Title Examination Fee: $150.00

NOTE: Powers of Attorney and wire transfers may incur an additional charge for the party requesting them. Closings held outside of the office may incur an additional travel fee.  Please check with our office for advice on specific situations.

Owners Title Insurance and Lenders Title Insurance Premium
These charges will need to be listed on the CD in separate places and shown at the full cost without simultaneous issue credits. If the Owners Policy is purchased, the charge will appear in a different section of the CD. A title insurance premium rate calculator is available at the bottom of this page or a quote can be obtained by calling our office.

Closing Protection Letter
Either $30.00 or $40.00 depending on which title insurance company is used.

 Recording Charges
$80.00 – We suggest using $80.00 as an initial estimate of this charge.  The CD will reflect the exact cost once the number of pages to be recorded is finally determined.

 State Tax Stamps
• Transfer Tax – $0.10/$100.00, or a fraction thereof, based on the final purchase price.
• Intangible Tax – $1.50/$500.00, or a fraction thereof, based on the final loan amount.

NOTE: All Title Insurance Rate Schedules are published with the State of Georgia Department of Insurance and periodically increase. A specific quote should be obtained from our office as soon as possible.
